Structural Waterproofing

Type A, B and C waterproofing to BS 8102 for basements, retaining walls, vaults, lightwells and new-build structures across London — engineered protection for high-value buildings.

Engineered protection to BS 8102

Structural waterproofing is about protecting the fabric of the building itself, not just finishing a room. Below-ground and water-retaining structures are under constant hydrostatic pressure, and getting the waterproofing design right is a genuine engineering discipline governed by the British Standard, BS 8102.

We design and install layered systems that combine barrier protection, structurally integral protection and drained protection as the situation demands. That redundancy is what gives reliable, long-term performance on the projects that matter most — basement excavations, retaining walls, vaults and commercial structures.

We work directly for homeowners and alongside contractors, architects and structural engineers across London.

Structures we waterproof

  • Basements and new basement excavations
  • Retaining walls and earth-retaining structures
  • Under-pavement vaults, coal holes and lightwells
  • Podium decks, balconies and split-level slabs
  • Commercial basements and underground car parks
  • Water-retaining and plant rooms

Our Approach

A design-led process that combines the right waterproofing types for reliable, code-compliant protection.

01

Assessment & design

We assess the structure, ground conditions and intended use, then design a BS 8102-compliant waterproofing strategy.

02

Specify the system

We combine Type A, B and C protection as required — barrier, integral and drained — to give reliable, layered defence.

03

Installation

Our team installs the specified systems to manufacturer standards, coordinating with any structural or building works.

04

Sign-off & guarantee

The completed waterproofing is checked, documented and guaranteed for long-term performance.

Structural Waterproofing FAQs

What does structural waterproofing involve? +
Structural waterproofing protects below-ground and water-retaining structures — basements, retaining walls, vaults, lightwells, podium decks and car parks — from water ingress. It's carried out to BS 8102 and typically combines barrier (Type A), integral (Type B) and drained (Type C) protection to suit the structure and its use.
What is the difference between Type A, B and C waterproofing? +
Type A is barrier protection applied to the structure (tanking). Type B is structurally integral protection, where the concrete structure itself is designed to be watertight. Type C is drained protection using cavity membranes, drainage and a pump. We assess each project and often combine types for a robust, code-compliant result.
Do you waterproof new-build basements and extensions? +
Yes. We work with homeowners, contractors and designers on new basement excavations and extensions, specifying and installing waterproofing that integrates with the structural design and meets BS 8102 and warranty requirements.
Can you waterproof vaults, lightwells and retaining walls? +
Yes. London's period properties are full of under-pavement vaults, coal holes, lightwells and retaining walls that suffer water ingress. We specialise in waterproofing these awkward, high-value structures without disrupting the building above.
